BTLDeals provides property listing information and AI-generated analysis for informational purposes only. Nothing on this platform constitutes regulated financial advice, investment advice, or a recommendation to buy any property. You must conduct your own due diligence and, where appropriate, seek advice from a qualified financial adviser, solicitor, and surveyor before making any investment decision.

1. About these terms

These Terms of Service ("Terms") govern your use of the BTLDeals website at btldeals.co.uk and associated services (the "Service"). By creating an account or using the Service, you agree to these Terms in full.

If you do not agree with any part of these Terms, you must not use the Service.

We may update these Terms from time to time. We will notify you of material changes by email. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.

2. Eligibility

  • You must be at least 18 years old to use BTLDeals.
  • You must be a UK resident or have a legitimate interest in UK property investment.
  • You must provide accurate registration information and keep it up to date.
  • You may only create one account. Duplicate accounts will be suspended.

3. What the service does

BTLDeals is a property deal alert service. We:

  • Scrape publicly visible property listings from Rightmove on a scheduled basis.
  • Use the Claude AI model (provided by Anthropic) to generate a score (1–10), an estimated gross rental yield, a plain-English summary, and to identify potential "motivated seller" signals.
  • Filter those listings against your search preferences (locations, price, property type, yield, etc.).
  • Deliver a digest email to you on a schedule determined by your subscription tier.

We do not: provide financial advice; verify listing accuracy; guarantee that any property is available; negotiate on your behalf; or act as an estate agent.

4. AI-generated content — important limitations

The deal scores, yield estimates, summaries, and motivated seller flags in your digest are generated by an AI language model. They are estimates and opinions, not facts. You should be aware of the following limitations:

  • Yield estimates are approximate. They are based on the AI's general knowledge of UK rental markets and may not reflect current local conditions, void periods, maintenance costs, management fees, financing costs, or legislative changes.
  • Scores are subjective. A score of 8/10 does not mean a property will perform well as an investment. It reflects the AI's assessment of broad indicators only.
  • Motivated seller signals may be inaccurate. The AI reads the listing description text; phrases may be misinterpreted or absent from the description even when relevant.
  • Listing data may be stale or inaccurate. Rightmove data is scraped; listings may be sold, withdrawn, or changed between our scrape and when you receive your digest.
  • We are not responsible for AI errors. AI models can hallucinate, make factual errors, and produce inconsistent outputs. Always verify information independently.

5. Subscription, billing, and free trial

5.1 Tiers and pricing

BTLDeals offers three subscription tiers, billed monthly:

  • Weekly — £29/month. Digest sent every Monday.
  • Three Day — £49/month. Digest sent every Monday and Thursday.
  • Daily — £99/month. Digest sent every day at 7am.

All prices include VAT where applicable. Prices may change; we will give 30 days' notice of any price increase.

5.2 Free trial

  • All new subscribers receive a 7-day free trial.
  • A valid payment method is required to start the trial.
  • You will not be charged until the trial period ends.
  • If you cancel before the trial ends, you will not be charged.
  • Each person is entitled to one free trial. Creating multiple accounts to obtain multiple trials is prohibited.

5.3 Billing

  • After the trial, your subscription renews automatically on a monthly basis.
  • Billing is handled securely by Lemon Squeezy. We do not store your payment card details.
  • If a payment fails, we will retry. After repeated failures, your subscription will be suspended.

5.4 Cancellation and refunds

  • You may cancel your subscription at any time from your dashboard. Cancellation takes effect at the end of the current billing period.
  • We do not offer refunds for partial months. If you cancel mid-cycle, you retain access until the period ends.
  • We may offer discretionary refunds in exceptional circumstances at our sole discretion.
  • 14-day cooling-off right (UK Consumer Rights): Under the Consumer Rights Act 2015 and Consumer Contracts Regulations 2013, you have the right to cancel within 14 days of purchase ("cooling-off period") for a full refund, unless you have already received and used the service. By starting a free trial you acknowledge that performance of the service begins immediately; however, if you cancel within 14 days of first payment, contact us and we will assess refund eligibility on a case-by-case basis.

6. Acceptable use

You agree not to:

  • Share your account credentials with others or resell access to the service.
  • Use automated tools to access or scrape the BTLDeals website.
  • Attempt to reverse-engineer, decompile, or copy the service.
  • Submit false or misleading information when registering.
  • Use the service for any purpose that is unlawful or fraudulent.
  • Interfere with the security or performance of the service.

We reserve the right to suspend or terminate your account immediately if you breach these rules.

7. Intellectual property

The BTLDeals website, including its design, text, code, and AI-generated summaries delivered via the service, are owned by or licensed to BTLDeals. You may not reproduce, distribute, or create derivative works without our written permission.

Property listing data (addresses, prices, descriptions) originates from Rightmove and is the intellectual property of Rightmove Plc. We scrape publicly visible data for the purpose of providing this service. You must not systematically reproduce or redistribute Rightmove data from our emails.

8. Disclaimer of warranties

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.

We do not warrant that: (a) the service will be uninterrupted or error-free; (b) any property listing information is accurate, complete, or current; (c) the AI-generated analysis is accurate or suitable for any particular purpose; or (d) the service will meet your requirements.

9. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, BTLDEALS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, LOSS OF DATA, OR LOSS OF INVESTMENT RETURNS, ARISING FROM YOUR USE OF THE SERVICE OR RELIANCE ON ANY CONTENT DELIVERED THROUGH IT.

In any event, our total liability to you for any claim arising under these Terms shall not exceed the total subscription fees paid by you in the 12 months preceding the claim.

Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded under English law.

10. Service availability

We aim to maintain high availability but do not guarantee the service will be available at all times. We may perform maintenance, updates, or experience outages. We will endeavour to give reasonable notice of planned downtime.

If a scheduled digest is not delivered due to a technical fault on our side, we will not provide a refund for that day, but we will endeavour to deliver missed digests as soon as the fault is resolved.

11. Termination

By you: You may close your account and cancel your subscription at any time from your dashboard or by emailing hello@btldeals.co.uk.

By us: We may suspend or terminate your account if you breach these Terms, if we have reason to believe your account is being used fraudulently, or if we discontinue the service. Where possible, we will give 30 days' notice of discontinuation and provide a pro-rata refund.

Upon termination, your right to access the service ceases immediately. Sections 4 (AI limitations), 7 (IP), 8 (warranties), 9 (liability), and 12 (governing law) survive termination.

12. Governing law and disputes

These Terms and any dispute or claim arising out of or in connection with them shall be governed by and construed in accordance with the laws of England and Wales.

You agree that the courts of England and Wales shall have exclusive jurisdiction to settle any dispute or claim arising out of or in connection with these Terms.
